Last Home Has To Be Perfect
This particular client expressed interest in relocating from Florida to the North Georgia Mountains and had specific design and feature preferences in mind for their new home. Initially, they believed that building a new home would be the ideal approach. However, after learning that the proposed design would exceed their budget, we proposed exploring existing homes to find one that could fulfill their requirements.
Despite viewing several homes, it was evident that we would not locate a suitable property within their budget that would satisfy all their design and feature needs. We were determined to find a cost-effective solution that would incorporate their preferred features into the design, and eventually, we discovered a home on several acres in a private cul-de-sac that had been abandoned by the builder. Although it had a solid roof, doors, and windows, the home had no interior or exterior finish.
We were able to purchase the property and the home "as is" at an unbelievably low price. This provided us with the opportunity we needed to deliver precisely what the client wanted. We partnered with a local Architectural Designer and Builder to modify the design and complete the home well within their budget. Our innovative solution resulted in yet another satisfied client.
High Profile Client
These clients had always dreamed of living in a log or rustic home and came to us in search of both land and a design/build solution. They wanted acreage and plenty of room to ride four-wheelers with their family. They also needed to be near an airport to accommodate the husband's rigorous travel schedule. Upon completing the “Green Sheet” and better understanding the financial dynamics of this client, we suggested a purchase in TN, where no state income tax would be greatly beneficial. The client agreed and we began our search. A series of personal family events with this client created some delays in their availability to look at property. So much so that they decided they did not want to take the time to build their new home and wanted a more immediate solution by finding an existing home that met all or most of their requirements. We did just that! We found them a 6,000 sq. ft. log home, on 40 acres of land, just minutes from an airport in Tennessee. Another happy customer.
Private Family Compound
The clients in question were seeking to relocate from the New England area to a location north of Atlanta. They expressed a desire for a property with ample acreage, mountain views, privacy, and a water feature. The combination of mountain views and a water feature posed a challenge, and despite reviewing multiple listings on the local Multiple Listing Service, we concluded that none met the clients' specific requirements.
Undeterred, we took it upon ourselves to search for and reach out to owners of unlisted properties that might be interested in selling. Our persistence paid off when we located a plot of land that met all of the clients' criteria. The next challenge was tracking down the owner, who was on a business trip in Japan. However, we were able to make an offer for the land and the owner accepted our initial proposal.
With the land secured, we partnered with a local Architectural Designer and Builder to construct the clients' dream home. The result was yet another satisfied customer, and we were delighted to have been able to provide them with the perfect property that met all their unique requirements.
